Questions boards ask

Website requirement FAQ.

Does a Florida condominium association need a website?

Since January 1, 2026, Fla. Stat. §718.111(12)(g) asks a condominium association that manages 25 or more units and has no timeshare units to keep a website or app with an owners-only area. This is not legal advice: ask your association’s attorney.

Does a Florida HOA need a website?

An HOA with 100 or more parcels posts its official records on a website or app with a protected area, under Fla. Stat. §720.303(4)(b), since January 1, 2025. This is not legal advice: ask your association’s attorney.

What if we are below the threshold?

Below 25 units for a condominium, or 100 parcels for an HOA, the statute does not require it. Many smaller associations post records anyway.

Does the calculator count timeshare units?

The condominium threshold applies to an association with no timeshare units, and the calculator does not ask about them. If your association has any, ask your association’s attorney.

Does having a website make an association compliant?

No software or website can promise that. The calculator tells you whether the statute asks for a website at your size; your board and your attorney decide what the law requires of you.
