Doorman’s price is exact. Desk is $2–2.50 per unit with a community minimum confirmed in your proposal, so Desk totals show as a range, and the 15% combination discount is an estimate your proposal confirms. Website creation and official voting are quoted separately.

Calculator FAQ.

What do the Lobby calculators cover?

Four things: what your association pays today against Lobby, whether a Florida association must have a website, the Florida deadlines for records, meetings and votes, and published HOA software prices side by side.

Is the result my community’s actual bill?

No. It is an estimate from the published prices. Doorman’s price is exact for the units you enter; Desk and the combination are estimates that your proposal confirms.

Do the calculators store what I type?

No. They run in your browser, and nothing you type is sent anywhere. The proposal button carries your unit count to our contact form, and only when you click it.

Do the Florida calculators replace legal advice?

No. They summarize Fla. Stat. §718.111(12)(g), §720.303(4)(b) and §718.128(1)(c) and count days from the date you give. This is not legal advice: ask your association’s attorney.

The Florida figures summarize the statutes and are not legal advice. See the Florida website law page, the official records guide and Lobby pricing. Reviewed October 6, 2026.
